
What Is RES Exam?
The Real Estate Salesperson (RES) examination is the licensing exam you must pass before you can legally practise as a property agent in Singapore.
Administered by the Council for Estate Agencies (CEA) and conducted by NTUC LearningHub, the exam tests your knowledge of Singapore property law, HDB procedures, private property transactions, and real estate agency practice.
You need to pass both Paper 1 and Paper 2 to be considered as having passed the RES exam.
RES Exam Format
Duration: 2 hours 30 minutes for each paper
Format: Both Paper 1 and Paper 2 are of the same format

Section A: 60 MCQs (60 marks)

Section B: 20 MCQs with reference to 1 or 2 case studies (40 marks)
Note: Since 2023, there is no longer a fill-in-the-blank short answer section. Both papers are fully MCQ-based.

Full sitting - both papers: $512.30
Modular re-sit - one paper only: $283.40
Result appeal (per paper, non-refundable): $87.20

The RES exam is a paper-based examination. You would have to take the exam on-site, not online.

You must pass both papers to pass the RES exam — you cannot pass on one paper alone

If you fail one paper, you may re-sit that paper only (modular re-sit)

There is no limit on the number of retakes, as long as you complete all papers within your 2-year certificate validity window

Candidates will not be tested on government policy changes announced or implemented within one month before the exam date

If you wish to appeal your result, you have 5 working days after results release to do so via NTUC LearningHub's portal
